Our employees treat others in a friendly and courteous manner and have respect for other employees, tenants, visitors and our clients' property.Job Skills / RequirementsAs a core member of our commercial property management team, you will be responsible for maintaining the entire property for assigned accounts in a safe, attractive, comfortable condition. You will also assist with all types of maintenance repairs, complete work orders and will be available for other requests. The activities listed below are not all-inclusive. However, they are indicative of the types of activities normally performed by the Building Maintenance Mechanic. Corrective Maintenance: Satisfies service requests per work orders, following company procedures: Enters at tenants convenience, if possible Makes repairs Cleans up thoroughly Observes condition of the general facility, mechanical room, or other areas and Reports any unusual circumstances, Assists with common areas, offices, and other areas: Paints Repair/replace ceiling tiles, light fixtures, display boards Services plumbing, electrical fixtures Repairs or replaces old and faulty parts Checks locks Replaces burned-out light bulbs Preventive Maintenance: Makes regular inspections of the building, plumbing, electrical fixtures, appliances, and major equipment: Checks for appearance and cleanliness, report unusual conditions Checks for structural cracks Checks for excessive wear Checks for faulty parts Emergency Maintenance: ls on call for emergency duty when assigned; Is familiar with power, water, and gas turn-offs, clean-out traps, fire extinguishers and fire hydrants Knows emergency telephone numbers (e.g., police, fire department, Chief Facility Engineer, Facility Manager) Follows all company emergency procedures. Other: Assists in maintaining an inventory of tools, equipment, and supplies; Picks up trash on the property Reports all needed repairs Assists with other types of maintenance when necessary; Attends all instructional classes conducted by management. Job Abilities and Skills: Excellent written and verbal communications skills. Experience in maintaining purchase and computer maintenance management systems. Experience with all Microsoft Applications, particularly Word, Excel, and PowerPoint. Confident, Positive Attitude Strong organizational and analytical skills. Exceptional good organization and time management skills. Ability to work 40+ hours; on call 24/7/365 Experience, Education, certification and/or license requirements: High school education or equivalent. Full-time maintenance experience. Good safety habits. Must have a working knowledge of work with electricity, plumbing, and carpentry. Working knowledge of HVAC systems and various appliances. Compatible with a wide range of people. On call 24/7 365. Good work ethics and Positive attitude a must.
